BRIOSA Community Update - 2012

Hi Neighbor,

 

 

Updated news as of Tuesday, Valentine's Day.  Thank you to all that attended Monday's night Briosa meeting.  It was good to see everyone.  You asked questions I didn't think to ask, which was helpful.

 

At the February Briosa meeting:

-  We are about on schedule, other than some delays with the rain.  They are painting the buildings within 5 days of each other.

 

Currently they are on Section 4, but soon to be on Section 5; there are 6 Sections total.  Four buildings are completely painted in the complex and they are starting on their 5th building.

 

Re: Painting

-  If you are on the first floor and have plants leaned up against that wall, you may want to take string or rope to gather the plants together so it is easier for them to paint the wall.

-  Regarding the handrails on the sidewalks.  Originally were going to paint the cafe' ole', same color as our trim is going to be, but it was too dark and hard to see when walking at night.  Still looking at colors.

 

Probably replacing lighting on garages and ballards to ones that are more energy efficient.

 

NOTE:  If a light shines in your condo at night, let Jason at Accell know.  What I mean is if your window faces one of the lights that shines in your home when the light comes on at night, (ie. a light on a garage, etc.) please take a photo of it, list where it is located, and let Jason with Accell know about it.  You can e-mail him at jason@accellpm.com

At the January Board meeting:

 

-  The paint color for the gates and fences will be painted the cafe' ole' color which is the same color as our trim will be.

-  Regarding the pool fence.  The Board is looking long-term at other materials for the fence that will last longer than what we have.  If we replace it with the current material it will rust again in a number of years.

-  The roofs will continue to be replaced over the next several years.

-  A friendly reminder to mail in your ballots, and at a minimum vote on the Amendments.  If we do not vote 'Yes' on the Amendment allowing the quorum to be at little as 25%, we will continually find ourselves receiving ballots in the mail, a waste of time and our money.  If you only vote one more time (other than the presidential election) please vote this time.

    EAST COAST GOURMENT GROCER COMING TO LAGUNA HILLS

    An upscale grocer along the lines of Gelson's is coming to the city.

     

    City officials – and the public – got their first glimpse this week of plans to
    completely overhaul the shopping center at Moulton Parkway and La Paz Road, home to a Big 5 Sporting
    Goods and a Chuck E. Cheese's. The changes include a purchase by Vintage
    Capital Group – the center's owner – of about 3 acres of city-owned open space
    between the shopping center and La Paz Road.

     

    The 20,000-square-foot upscale market being proposed for the center would occupy a
    new building to be constructed on land between the center and La Paz Road. Two
    other buildings will be constructed; one next to Baja Fresh and another north
    of O'Reilly Auto Parts, adjacent to Moulton Parkway.

    The purchase, which has not been finalized, is a central element of a renovation
    that includes adding about 30,000 square feet of new retail space in the form
    of three new buildings; renovating existing shops in a California Coastal
    style; relandscaping, and regrading and restriping the parking lot; and
    reconfiguring the equestrian and hiking trails around the new development.

    One of those new buildings will house the upscale market in about 20,000 square feet
    of space. Community Development Director David Chantarangsu told city officials
    the market could not yet be named. Vintage Capital vice president of
    development Jerry Garner described it as an East Coast chain, calling it
    "very high end" with a New England
    style of architecture.

    The shopping center and the open space were identified in 2009 as a prime spot for
    redevelopment, according to city records. The open space was rezoned to
    community commercial, leaving a 50-foot buffer between the extended commercial
    area and La Paz Road.

    The conversion left the city with developable property appraised at $4 million and
    negotiations began with Vintage, with the objective of having the property
    integrated into the existing center. Vintage Capital and city officials agreed
    the approach would be more beneficial than selling the land to another
    developer for a standalone building.

     

    Open space east of the shopping center that extends along La Paz to Alameda Avenue will remain.

    A project to renovate the space is in the works and will be brought to the council at a
    future date, Chantarangsu said.

    In addition to the high-end market, tenants interested in being at the renovated
    center include a gourmet burger spot with sit-down service, and apparel and
    shoe stores .

    In addition, the building housing O'Reilly Auto Parts will be partially demolished
    and is expected to be occupied by a bank, Vintage Capital executive vice
    president Ken Hocker said.

    O'Reilly wants to stay in the center, Hocker said, and the developer will be working
    with existing tenants as their leases expire to discuss options," he said.

    "Overall what we're interested in is providing the best retail mix for the
    neighborhood," Hocker said.

     

    City staff expect to bring the project before the council in its role as the
    planning agency on March 13.

Paint Colors:

Recently the Briosa Board posted on the mailbox bulletin board information and the plan for the colors of our Briosa home.  Here are photos I took of the colors (the top floor). 

The model building is at 26491 Merienda, Unit 6 (across from the building that initially was painted the original colors).
